Well, you’re going to have to scratch Camps Bay, Clifton, Constantia and Bishopscourt off your in-the-future wishlist, as these are some of the more pricey suburbs in Cape Town and will take a loaded bank account to become a reality.

For the most affordable neighbourhoods in Cape Town, the Kurby team has listed ten neighbourhoods that are perfect for first-time homebuyers.
One of the most affordable areas listed is Woodstock – a “trendy, up-and-coming neighbourhood” that’s attracting a lot of young professionals with vibrant street art, cool coffee shops, and homes that won’t totally break the bank.
The median house price here is around R1.5 million, making it a great option for first-time buyers. You’re just going to have to build a tolerance for frequent gunshots, relatively unsafe streets and possibly being dubbed a gentrifier. The Biscuit Mill is nice, though.
Next door, and next on the list is Observatory, known as ‘Obs’ to locals – the bohemian heart of the city and home to a diverse mix of people. It has a median house price of R1.7 million, giving you bang for your buck (literally – when I lived there, I had someone point a gun through the window to rob us).
One of the upsides of this area is it’s proximity to the University of Cape Town, which means it can become a great investment opportunity if you ever decide to move somewhere else. You’re just going to have to get comfortable with a bunch of students on your property and the potential havoc that comes with that.
If you head out of the city and the shadow of the mountain, you’ll find yourself in the northern suburbs, which are technically a part of the ‘boerewors curtain’. This just means you’re going to have to get used to frequent braais and friendly (read nosy) neighbours.
First up is Parow, a quiet, family-friendly neighbourhood that offers a variety of housing options, from apartments to family homes, with an average price of R1.2 million.
Goodwood is another northern suburb that’s popular with first-time buyers. With an average house price of R1.6 million, it’s an affordable option that offers a good quality of life with several good schools and major shopping centres right on your doorstep.
It’s just hella flat, so don’t expect a lekker view.
On the other hand, Table View is a coastal suburb that offers stunning views of Table Mountain. That makes it a bit pricier than the other neighbourhoods on this list, with an average house price of R2 million, but it’s worth it for the beachfront lifestyle and the breathtaking views.
Nearby is Milnerton, another coastal suburb that’s popular with first-time buyers, offering a variety of housing options, from apartments to family homes, with an average price of R1.8 million.
It’s probably one of the more friendly and down-to-earth spots in Cape Town.
Also in the realm of quiet and family-friendly suburbs located in the northern part of Cape Town is Bellville. It offers a variety of housing options, from apartments to family homes, with an average price of R1.4 million.
Similarly, there’s Kuils River in the northern part of Cape Town, also offering a variety of housing options, from apartments to family homes, with an average price of R1.3 million. As well as Brackenfell, which has an average price of R1.5 million.
Last but not least on the list of suburbs located in the northern part of Cape Town is Durbanville, which has a variety of housing options, from apartments to family homes, with an average price of R2.2 million.
