Over the past 18 months, the idea of ‘semigration’ has surged in popularity.
Capetonians are snapping up properties in areas like Paternoster, although the West Coast is also proving popular with buyers from Gauteng, North West, and Limpopo.
Arniston, Gansbaai, and Plettenberg Bay are also big hits, but let’s imagine you’re after a beach with warm water and venture to KwaZulu-Natal.
South Africa’s wealthiest buyers have taken a great liking to Umhlanga and Ballito, which are two of the country’s fastest-growing towns in terms of wealth growth.
There’s often more bang for your buck to be had along KZN’s South Coast, so we had a dig around on Property24 and zeroed in on Pennington.
In particular, Eden Rock Forest Estates, a luxury forest estate where private gardens blend in with the surrounding indigenous nature.
This four-bedroom “furnished villa” is listed for R12 million:
This Villa’s has ocean views, garden views and breath-taking views over the private designed infinity pool, bordering Selborne Golf Estate Hotel & Spa, who could ask for a better neighbor.
Several of the Villas has featured on Top Billing, International Décor Magazines and some have even raked in Awards from the Estates Excellence in Construction 1st Place 2015, Wood in Architecture 2016 to Best Luxury Bush Villa Globally and Best Private Villa of South Africa 2017, just to name a few.
Impressive list, but not too many details on the villa itself.

I’m a sucker for a good sauna.
Crank it up, sweat out my sins, and good to go again later that evening.
Don’t ever tell me off for pouring too much water over the heated coals.
We must sweat, and sweat properly.
Located about 100 kilometres from Durban’s King Shaka International Airport, Pennington offers great fishing, diving, and golfing, along with other outdoor activities.
There’s also the water temperature, so beachgoers don’t have to emulate Lewis Pugh every time they enjoy a plunge.
Great area, but a Capetonian will remind you that it’s lacking a bit in the mountain department.
