Donald Trump has made millions, lost them, and then made some more. The 67-year-old real estate developer currently lives with his former model wife, Melania and son Barron on top of the Trump Tower on Fifth Avenue. The penthouse covers three floors. Trump’s ego is larger than his real estate investments and in a recent interview with The Real Deal, Trump said:
Unless it’s going to be iconic, I have no interest,” he said. “The word ‘trophy’ is not even good enough. I would not be surprised if my cash position was stronger than anyone in the [real estate] industry.
Trump’s wealth, according to the millionaire, has been underestimated by both Forbes Magazine and author Timothy O’Brien. Trump even went as far as filing a defamation lawsuit against O’Brien in 2006 for underestimating his net worth. O’Brien said it was between $150 and $250 million, and that offended Trump. However, the case was later dropped.
There are those who believe that while Trump developed properties between the 1980’s and 2000’s, those properties have long since been sold off. Since then Trump has not bought or developed any buildings in New York City. Jordan Barowitz, director of external affairs at the Dust Organisation said:
Donald Trump is not a major player in New York City real estate. My guess is [that he owns] about 1.5 million square feet total. For comparison, the Durst Organization owns 13 million square feet in Manhattan.
Some on the other hand have pointed out Trump’s fame as being quite the asset – something most developers do not have. Richard LeFrank, a real estate giant said:
Consumers know his name. That’s what sets him apart.
According to Forbes, Trump’s net worth is $3,2 billion, but according to the Trump Organisation, that figure stands at $8,6 billion if the Trump brand is included. WeiserMazars accountants detailed a financial report showing Trump’s net worth to be $4,56 billion. The accountants also said the Trump brand is worth $4 billion.
Brand Trump – estimated value: $4 billion
The most valuable asset according to the Trump Organisation is the Trump brand. Trump’s successful TV show, The Apprentice, is in its 13th season and has gained him fame. From clothing to Vodka, Trump has licensed his name to more than 17 different products. Izak Senbahar, a New York based developer said:
If you can make licensing deals work, it’s a beautiful thing. You’re not taking the risk, you’re only giving your name and taking a fee plus upside. You have to give [Trump] credit for creating such a brand. Who else can go to Panama City or Istanbul and license their name that way?
Office and real estate – estimated value: $2,9 billion
The Trump Organisation has said its commercial and residential real estate is valued at $2,9 billion. Arguably the most valuable of Trump’s commercial real estate is the Trump Tower on Fifth Avenue. The building is fully leased and the Trump Organisation is also the sole controller of the commercial and retail aspects of the building. This commercial and retail space can be valued at $460 million according to chairman of Landauer Appraisal Services Robert Von Ancken.
The residential properties in New York City are valued at $350 million according to WeiserMazars, but experts in the industry are claiming the figure is too high.
The Trump-named high rises in New York are a large part of his residential portfolio. They are Trump Park Avenue, Trump World Tower, Trump Palace, Trump Parc, Trump Parc East, Trump Plaza and Trump International Hotel & Tower. Some apartments in Trump Park Avenue are still owned by Trump who charges in the region of $100,000 in monthly rent.
These properties do have some debt – for example there is a $22,2 million loan on Trump Park Avenue and an $8,3 million loan relating to Trump Plaza.
Trump has also had a slew of residential properties. A Beverley Hills mansion estimated to be worth between $8,5 million to $10 million and two private homes in Palm Beach Florida worth $6,5 million and $3 million respectively. Trump recently purchased a 2,000 acre Kluge estate in Charlottesville, Virginia for a steal at $7,9 million – the house was originally put on the market for $100 million.
Resorts, country clubs and golf courses – estimated value: $1,57 billion
These properties are known as “lifestyle properties”. Trump currently owns 13 golf courses worldwide. The Doral Resort & Spa is among the most valuable of the lifestyle assets. Trump the bankrupt spa for $150 million and experts are claiming the real value of the land is over $1 billion. WeiserMazars said Trump has a $125 million loan on the property.
Other lifestyle properties include a $250 million Mar-a-Lago country club.
Entertainment and other assets – estimated value: $317,6 million
Trump owns the Miss Universe, Miss USA and Miss Teen USA pageants These assets are set to be valued at $15 million collectively. He owns Trump Model Management as well as 50% of the rights to The Apprentice.
Trump also has a Cessna Citation X and a Boeing 757 among other airplanes.
